Mortgage Closer (Closing & Funding Specialist)
Location Tempe, Arizona | Hybrid (Mon, Tue, Thu Onsite; Wed, Fri Remote)
COMPENSATION & SCHEDULE
• $48,000–$55,000 base salary
• Monday–Friday, 8:00 AM–5:00 PM
• Direct Hire, W2
ROLE IMPACT
The Mortgage Closer is responsible for managing loan files through final approval, closing, and funding. This combined role ensures all documentation, disclosures, and compliance requirements are accurate prior to funding release. Success is defined by file accuracy, regulatory compliance, funding timeliness, and the ability to manage high-volume pipelines with minimal errors.
Key Responsibilities
• Prepare and review Closing Disclosures (CDs) and closing documentation to ensure accuracy of loan terms and figures.
• Coordinate with title companies, settlement agents, and internal stakeholders to schedule and finalize closings.
• Ensure compliance with TRID (TILA-RESPA Integrated Disclosure) and investor guidelines.
• Review executed closing packages for completeness and accuracy.
• Approve loans for funding and coordinate disbursement with internal teams.
• Identify and resolve documentation discrepancies prior to funding.
• Maintain clear communication with processors, loan officers, and operations teams to meet closing deadlines.
Minimum Qualifications
• 3+ years of mortgage closing experience with both closing and funding responsibilities.
• Strong working knowledge of TRID regulations and mortgage compliance standards.
• Experience reviewing loan closing documents and managing funding processes in a high-volume environment.
Core Tools & Systems
• Encompass or similar Loan Origination System (LOS)
• Closing disclosure and document preparation platforms
• Mortgage compliance and investor delivery systems
• Microsoft Office Suite (Word, Excel, Outlook)
• Electronic document management systems
Preferred Skills
• Multi-state closing experience.
• Experience handling 75+ loan files per month.
• Strong attention to detail with the ability to manage competing deadlines.
